Tips on requesting a competitive drywall / interior plaster proposal: Number one rule: Know what you are purchasing. Specifications you should know before collecting a bid: 1) Size and types of drywall required. 2) Degree of finish ceilings and walls are to receive. Smooth? What level of smooth? Texture? What type of texture? 3) Type of external corners. Standard 1 1/4" x 1 1/4" or radius 3/4" Bullnose or ??? 4) Do the windows receive wood casing, wrap or receive a special trim? 5) Do the doors receive wood casing or a special trim? 6) Is there a base shoe molding being applied? 7) Are you using specialty trims such as Fry Reglet™ or Flannery™? 8) Does the garage go complete? Your building plans should clearly spell out each of these details. If not, contact your architect and designer before collecting a proposal and have these details added. Poorly defined plans create confusion and ultimately higher construction costs. When Comparing Bids What Do I Look For? 1) How long has the contractor been in business? 2) Is the contractor licensed? 3) Does the contractor carry liability and workman's comp insurance? 4) Compare the specifications line for line. 5) How long to complete this particular phase? Why Is There Such A Difference In Price? Most likely the contractor needs money, so he will low ball your job to get the material draw, and use that money to pay other bills. It's called robbing Peter to pay Paul. I call this the "Brand new 4x4 pickup truck and big black dog in the bed syndrome". Our new contractor has gone out and bought himself a brand new pickup truck, and now needs your money to pay for it. Or our contractor claims to be fully insured and unfortunately for you he is not. He passes this savings on to you, and now that his helper is injured you will pay for the rest of your life to support him. My Brother In Law Knows How To Do Drywall and Will Do The Job Nights and We Save $1,000.00 Let's do the math. Our company will come in and deliver, install, clean, tape, skim coat, finish and prepare for paint the drywall in say 15 working days. If your brother in law takes 60 working days and your construction loan interest runs say $50 a day, you just spent an extra $2000.00. And what if he does a poor job? What if he gets hurt? What if he flakes out? If Your Only Interested In the Lowest Price... 1) Textures that are machine applied lower the cost. 2) 1/2" drywall is less expensive than 5/8" type "x". 3) Don't drywall the garage complete. 4) Keep it simple. 5) Lower your expectations.
